student housing projects around UC Berkeley. The Acquisition &
Development Associate will be responsible for sourcing and
evaluating student housing development sites for acquisition in
Berkeley, CA.---More specifically, our next key hire will help us
solidify being one of the most active real estate operators and
developers in the Berkeley submarket. With a portfolio of over
$150,000,000 in Assets under Management (AUM), we have world-class
student housing projects in the pipeline that will double our AUM

Development Associate who has the tenacity and will to find and
develop incredible development opportunities that will shape the
future of our company, our communities and the lives of our
students. This individual will work closely with the CEO/Head of
Acquisitions and Head of Development to develop acquisition
strategy, site feasibility, due diligence, development feasibility,
and be responsible for driving the acquisition efforts to source
potential opportunities as well as participate throughout all
phases of the development, often across multiple concurrent
projects. The ideal candidate is a capable problem solver, who is
natural at bringing people together and using internal and external
resources to find solutions. Must possess quality people skills,
strong intuition and critical thinking skills for successful
execution of their roles. Must be able to thrive in a
results-oriented, fast paced, high-volume environment.-Job
Description
- Sourcing - Uncover investment opportunities through both
marketed and off-market channels in alignment with company
strategy. Develop and manage capital and broker relationships to
generate deal flow, new investor relationships, and capture market
intelligence. Obtain business and professional information to grow
competitive advantages and our development pipeline. Supports the
negotiation of sale and purchase agreements for identified
sites.
- Create and maintain the schedule for ongoing developments
- Manages the due diligence process to assess land opportunities,
and prepares feasibility documentation, underwriting and
recommendations on key findings for proposed deals
- Create and pursue market analysis, zoning research,
and---prepares detailed investment memorandums providing insight on
the proposed projects for submission to the Company's Investment
Committee including detailed pro-forma and financial models and
pursuit cost budgets.
- Develop and maintain relationships with local market brokers,
lenders, real estate owners/developers, city/university officials,
entitlement consultants and other key stakeholders
- Keeps abreast of market sales activity, development (supply
pipeline) activity, comparative product analysis, zoning and
building law changes, political processes, and tenancy laws within
the submarket and industry
- Support debt and equity financing efforts in providing
information and working closely with lenders and capital
partners.
- Directs third party relationships to complete project design
concept and building plans in accordance with approved scope of
work.
- Completes various financial, administrative, reports and
analysis, and performs other duties as assigned or as necessary.The
Qualities and Skills You Possess (Requirements):
- Familiar with residential zoning, entitlement, and subdivision
requirements in Berkeley submarket
- 2+ years of actual, specialized development experience
- Experience in analyzing residential/multifamily development
projects
- Ability to manage multiple projects, anticipate and prioritize,
while being pro-active and tenacious in a fast-paced start-up
environment.
- Takes pride and cares about accomplishing results no matter how
difficult, by being resourceful and creative.
- Must be personable and have the soft skills to build strong
relationships
- Professional communication skills
- Must be a strong communicator when setting expectations and
delivering unwelcome news

- Support Acquisition & Development teams in due diligence and
pre-development to determine feasibility of new projects.

while managing resources as efficiently as possible to drive
results.
- Support and develop processes to further improve production,
conversion, and efficiency.
- Recruit and train new relationships to expand our execution
